Peter Pappas is a lifelong entrepreneur with a sharp eye for overlooked value and a track record of turning struggling businesses into profitable ventures. He began by acquiring underperforming exterior cleaning companies and grew them into strong six-figure operations through smart systems and reinvestment.
His experience spans industries, from small business acquisitions to real estate investing. Over the past seven years, Peter has bought, improved, and sold multiple properties — blending a practical understanding of real estate with an investor’s mindset. He also brings a track record in private lending, where he’s navigated deals as both a lender and borrower, giving him a balanced perspective on structuring loans that work in the real world.
As Co-Founder and Head of Capital Markets at Stratta Capital, Peter works closely with investors to deploy capital into short-term, real estate-backed lending opportunities. He leads deal sourcing and plays a key role in structuring financing solutions designed to protect principal while targeting strong, risk-adjusted returns.

Co-Founder & Head of Operations
Minas Ioannou is an experienced real estate investor and builder with a bachelor’s degree in Civil Engineering and over a decade of experience managing high-value projects across New York. He has overseen residential portfolios ranging from $1M to $70M for high-net-worth clients — blending sharp financial oversight with deep construction expertise.
In parallel, he built a track record as a real estate investor, executing value-add acquisitions, fix-and-flips, and debt-leveraged deals. This combination of field experience and investment strategy gives him a practical, bottom-line understanding of how real estate capital should be created and protected. This experience shapes the underwriting discipline and risk framework he brings to Stratta Capital today.
As Head of Operations, he drives the day-to-day execution across the firm — from deal evaluation and borrower vetting to fund administration and risk controls. He’s focused on building systems that protect investor capital and ensure fast, reliable deal flow. With a strong focus on feasibility, cost structures, and downside protection, Minas brings a builder’s pragmatism to every lending decision.

OUR PROPRIETARY UNDERWRITING FRAMEWORK
At Stratta Capital, we don’t just review deals — we rigorously score them. The Stratta Score™ is our proprietary underwriting system that evaluates every opportunity across multiple dimensions of risk, asset quality, borrower strength, and market conditions.
Each year, we receive over 10,000 borrower inquiries. Through a systematic funnel of qualification and due diligence, only a small fraction reach our investment committee — and every deal that makes it that far is scored using our internal model. Factors like loan-to-value ratios, lien position, property condition, market demand, borrower experience, exit strategy, and cash flow are all analyzed through a data-informed, repeatable process.
The Stratta Score ensures that only the top-performing, most resilient opportunities are considered for deployment of investor capital. It’s one of the key reasons we’re able to offer consistent, asset-backed returns while maintaining strict downside protection.
